  • Pune district sub-registrarThe office that registered an instrument keeps it, so a certified copy is sought from that office and not from any counter in the city. Index II is the extract most readers ask for, because it names the parties, the consideration and the property on a single page. Where a client holds only a photocopy of the agreement, that extract is what closes the gap.
  • Haveli taluka officeHaveli is not one counter. The taluka is served by numbered sub-registrar offices, and a Kharadi flat and a Wagholi plot can sit with different ones. The registration receipt names the office, so it is read before anything is requisitioned. Land outside the municipal limit moves to the Pune district offices, where the record of rights is a revenue document rather than a registration one.
  • Pune co-operative societiesA society holds two papers worth asking for together. The share certificate carries ten shares against the flat, a figure fixed when the model bye-laws were amended in 2014, and the register of members shows the transfer history behind it. Under model bye-law 9(a) the society has to issue that certificate within six months of the shares being allotted, which is worth knowing when a managing committee sits monthly.

  • East Pune homebuyers proving fundsEast Pune files rarely arrive complete. A Wagholi or Kharadi buyer holds a registered agreement and a builder's allotment letter but no share certificate. The society has not been formed, and it will not be until the project is handed over. The flat exists and the payment trail exists. What is absent is the instrument a reader treats as proof of membership. The entry therefore rests on the registered agreement, the payment receipts and the builder's confirmation of what has been received. Saying so in the annexure is better than leaving a reader to notice the omission.
  • Which body holds the recordWagholi adds a problem that Kharadi does not. Kharadi was annexed to the Pune Municipal Corporation in 1997, while Wagholi was one of twenty-three villages brought inside the corporation limit in 2021. A Wagholi property bought before that sits behind gram panchayat records and a tax receipt raised by a body that no longer levies it. The current receipt comes from the corporation and the older one supports the period before it, and a file carrying only one of the two invites a question.
  • What the property is read againstValuation is the other thing that separates a Pune file from a national one. The Annual Statement of Rates for the taluka is what a bank reaches for. Maharashtra held those rates at the previous year's level for 2026-27, after an average rise of 3.39 per cent in 2025-26. Pune Municipal Corporation areas moved 4.2 per cent in that revision and Pimpri-Chinchwad 6.7 per cent. A flat bought in 2019 and read at today's rate therefore carries a figure that has moved for reasons unconnected with the flat. Naming the rate used and the year it belongs to settles that before anyone asks.
  • Hinjewadi IT staff on deputationThe asset mix on a Hinjewadi deputation file is its own as well. Technology employees commonly hold vested and unvested stock in a foreign parent, a provident fund balance, and a flat carrying a loan younger than the flat itself. Only vested holdings the client can presently deal with belong in the statement, and the borrowing is set against the flat rather than shown apart from it. A grant letter is not a holding statement, and a reader who has seen both will ask for the second.

What Goes Wrong on a Pune File Without One

A flat here is evidenced through the society as well as the registry, and a certificate issued without the membership record behind it reads as an assertion. The reader does not reject it so much as set it aside until the missing paper arrives.

Guidance values move on their own schedule, and a property carried at the figure that applied when it was bought will not match what a reader looks up today. The gap invites a question about everything else on the statement.

A Deputation Date Passes Unmet

An employer's posting date is fixed by somebody who will not move it. A file that starts when the certificate is requested, rather than when the posting is confirmed, generally finishes some days after the date it was actually needed.

Unvested Stock Inflates the Total

Holdings the client cannot presently deal with are not theirs to certify. Counting a grant that has not vested overstates the position, and a reader who asks for the holding statement will find the difference immediately.

Both are collected. The registered sale deed establishes title, while the share certificate issued under the Maharashtra Co-operative Societies Act 1960 shows membership of the society that holds the land. Pune lenders reading a flat entry generally want the two together, with the society's no-dues letter, before they treat the value as evidenced.

Which sub-registrar record is checked for a property inside Pune city?

The office where the document was registered, which for most of the city is one of the Haveli sub-registrar offices. For outlying areas the relevant Pune district office. The index and the registered document are matched against the client's copy. A deed that does not correspond to the index entry is the commonest problem in Pune files.

How is a Hinjewadi deputation file handled when the employer gives short notice?

By starting from documents already in hand rather than fresh requisitions. IT deputation files out of Hinjewadi typically arrive with a fixed HR date. So the sequence is banking and demat evidence first, society and sub-registrar papers alongside, and the property entry finalised last because it is the slowest to evidence.

Yes. Many Pune societies still await conveyance from the promoter, and the Maharashtra deemed conveyance route exists precisely for that situation. No, and treating it as proof is a frequent error. A Pune Municipal Corporation tax receipt shows who the corporation bills, which follows occupation and mutation rather than title. It supports the ownership claim as corroboration, but the registered deed and the index entry are what the certificate actually rests on.

How is agricultural land on Pune's fringe evidenced?

Through the 7/12 extract, the Maharashtra land record that names the holder and the crop and encumbrance entries against the survey number. The extract is read with the mutation entry and the registered purchase deed. Where the land falls inside a PMRDA-sanctioned layout, the sanction and any non-agricultural order are added to the file.

Does an under-construction Pune flat count before possession?

It counts as the amount actually paid, not as the finished flat's value. Until possession and conveyance, what the buyer owns is a right under a registered agreement. So the asset is stated at payments made and supported by the builder's receipts and the MahaRERA project registration. The balance payable appears as a commitment.

Is the stamp duty paid on a Pune property added to its certified value?

Where the certificate is drawn on a cost basis, stamp duty and registration charges form part of acquisition cost and are included. On a market value basis they are not added separately, because the valuation already reflects what the property would fetch. Whichever basis is used is stated, so the two are never mixed silently.

Are plots sanctioned by PMRDA outside PMC limits evidenced differently?

The layout sanction becomes part of the evidence. For plots administered by the Pune Metropolitan Region Development Authority rather than the corporation, the sanctioned layout, plot number and sub-registrar entry are read together. An unsanctioned layout affects both marketability and the value a lender will accept.

Do compensation receipts from a Pune infrastructure acquisition count as assets?

Amounts actually received are assets, held as bank balances or investments by the certificate date. An award announced but not disbursed, or one under challenge, is a claim rather than an owned asset and is disclosed as such. The award copy and the bank credit are the two documents that settle which it is.
